How to compare builder quotes in Queensland

To compare builder quotes, get at least two from licensed builders and make sure each one prices the same work, materials and timeline. Then look past the total: check what is left out, how much deposit they want and when you pay. The cheapest quote isn’t always the best value.

How many quotes should I get?

QBCC recommends always getting more than one. Ask each builder to visit the site so they can see the job and price it properly.

Before you ask, check each builder holds the right licence. Search them on this site, then confirm on QBCC’s licence search.

How do I compare quotes fairly?

Give every builder the same brief, in writing, and check that each quote covers:

If one quote leaves something out, ask that builder to price it so you can compare like with like.

What hidden costs should I ask about?

Ask each builder:

QBCC warns that some builders have charged too much for earthworks and footings. Your builder should give you a soil test and contour survey to back up those costs, unless you already have them.

Is the cheapest quote the best one?

Not always. A low price can mean cheaper materials or a lot left out. QBCC also says that if you accept a quote below fair market value and later need to claim on home warranty insurance, your payout may be reduced.

How much should I pay up front?

The deposit has a legal limit: 20% on jobs of $3,300 or less, 10% on $3,301 to $19,999, and 5% on $20,000 or more. You don’t pay a deposit until you have signed a contract. See How much deposit can a builder ask for.

After that, progress payments must match the work done. For example, a builder can’t claim more than 50% of the price, including the deposit, until at least 50% of the work is done. Payments tied to clear stages, such as “slab poured” or “frame up”, are easier to check than monthly payments.

To keep your full home warranty cover, don’t pay ahead of the schedule, and choose a fixed-price contract rather than a cost-plus one.

How do I check a builder’s track record?

Our guide to checking a builder has the other checks to do before you sign. Once you’ve picked a quote, read Building contracts: what must be in writing.
