Builder - Low Rise

The most common builder licence. It covers houses, extensions and renovations, and smaller apartment and commercial buildings.

26,424 licensees on QBCC’s register hold this class. 17,779 hold it as a contractor licence, so can sign a contract with you directly.

What this licence covers
  • Any building work on a house, townhouse or duplex (class 1)
  • Any building work on sheds, garages, carports, decks, fences and pools (class 10)
  • Other buildings with a floor area up to 2,000 square metres, apart from those that need the highest fire-resistant construction
  • Non-structural work on any building, such as a fit-out

Not covered

  • Pre-purchase building inspections for someone else
  • Doing plumbing, drainage, gas, electrical or fire protection work themselves, unless they also hold that licence. A builder normally hires licensed trades for these.

Good to know

Building classes come from the National Construction Code. Class 1 is a house, townhouse or terrace. Class 10 covers sheds, garages, carports, fences, decks and pools. Classes 2 to 9 are everything else, such as apartments, shops, offices and factories.
